Roof replacement planning

Roof Tear-Off vs. Overlay

Some replacement projects begin with a full tear-off, while others may involve installing over an existing layer where allowed and appropriate.

What tear-off means

The existing roof covering is removed so the deck and underlying conditions can be inspected before the new roofing system is installed.

What overlay means

An overlay places new roofing over an existing roof covering. Whether this is permitted or advisable depends on local code, roof condition, weight, material compatibility, and manufacturer requirements.

Questions for the estimate

  • Is tear-off included?
  • How many existing layers are present?
  • Will the deck be fully visible for inspection?
  • Does the selected manufacturer permit the proposed installation method?
  • How does the approach affect warranty coverage?
